Home Improvement Contract Template
A remodeling agreement should explain exactly what will be built, which materials are included, who handles permits, and when approved work becomes payable. A generic draft is not a substitute for state-specific consumer contract requirements.
Important: this is not an executed contract
This educational starting point is not a jurisdiction-approved form. Requirements for licensing, deposits, notices, cancellation, consumer protection, and signatures vary. Have a qualified professional review the final document. Saving or downloading a draft does not sign it, initiate payment or change an invoice.
Define the exact project and exclusions
Describe each affected room, demolition, preparation, installation, fixtures, finishes, cleanup and disposal. Attach dated drawings or specifications when the scope cannot be explained in one paragraph. Separate allowances for cabinets, flooring and other selections from fixed amounts. State what happens when hidden damage is uncovered: stop, document the condition and agree to a written change order before extra work begins.
Match the payment schedule to the work
Identify the agreed price, any permitted deposit and each progress payment by amount and the work stage that triggers it. A project schedule alone is not a payment authorization. Record previous payments as credits toward the contract total. Deposit and progress-payment restrictions vary by jurisdiction; California residential home improvements have specific statutory limits and prescribed provisions.
Confirm permits, timing and responsibility
Identify the party responsible for permits, inspections, equipment access, homeowner decisions and utility interruptions. State realistic start and estimated completion dates, how weather and supply delays will be handled, and whether any changes need an amended written schedule.

Frequently asked questions
Is this a California-compliant home improvement contract?
No. This is an educational template starting point. California has prescribed contract provisions and notices, and a project-specific contract must be reviewed for compliance before use.
Can a contractor request a deposit?
Possibly, but its amount and timing must comply with the governing law. For California home improvement contracts, consult current CSLB guidance on the usual lesser-of-$1,000-or-10% limit and exceptions.
What if the project cost increases?
Document the additional or removed work, amount and schedule impact in a written change order and obtain required approval before proceeding.
