Roofing Contract Template
Roofing proposals can conceal major differences in tear-off, decking repairs, ventilation and warranties. Put the roof system and change procedures in writing before work starts.
Important: this is not an executed contract
This educational starting point is not a jurisdiction-approved form. Requirements for licensing, deposits, notices, cancellation, consumer protection, and signatures vary. Have a qualified professional review the final document. Saving or downloading a draft does not sign it, initiate payment or change an invoice.
Describe the entire roof assembly
Identify affected sections, roof size, number of layers to remove, decking assumptions, underlayment, membrane or shingles, flashing, vents, penetrations and drainage details. Include product grades and color selection as well as cleanup, magnetic nail sweeping and debris disposal.
Address concealed decking and weather delays
Roof decking problems may become visible only after tear-off. Explain inspection thresholds, any agreed unit prices for replacement, and the written approval required before going beyond the original scope. Note temporary weather protection and procedures if rain interrupts installation.
Clarify inspections and warranty documents
Allocate permit and inspection responsibility and describe manufacturer and contractor warranty coverage separately. A workmanship warranty should identify how a customer requests an inspection or corrective visit. Price and payment milestones must still comply with local consumer contract rules.
